SIGNING AGENT

A Signing Agent (or Notary Signing Agent/Loan Signing Agent) is a specialized Notary Public trained to handle and facilitate the signing of loan documents, especially for mortgages, ensuring correct execution, witnessing signatures, applying seals, and guiding signers through complex paperwork without giving legal advice, acting as an impartial witness for lenders and title companies. They are crucial in real estate closings for verifying identities, preventing fraud, and ensuring proper completion of financial documents like deeds, refinances, and equity loans. 

Key Responsibilities

Printing & Preparation: Prints complex loan packages.

Meeting Signers: Meets borrowers, often at their home, to guide them through signing.

Impartiality: Must remain neutral, not offering legal or financial advice, and preventing coercion.

Return: Follows instructions for quickly returning documents to the lender or title company.
